Join Housing Colorado for a virtual walk through of Arroyo Village
Arroyo Village is the first ever project of its kind in Colorado to encompass a continuum of care for people experiencing homelessness that includes everything from a homeless shelter to workforce housing.
The project is a partnership between Rocky Mountain Communities and The Delores Project and contains a 60-bed homeless shelter, 35 one-bedroom apartment units of permanent supportive housing, and 95 1-, 2-, and 3-bedroom workforce apartment units. In addition to the project’s design and construction features, counseling and support services are integrated into both indoor and outdoor amenities. The entire property was conceived, designed, and built utilizing a Trauma Informed Design perspective, and guests of the shelter were a part of the design process to ensure the entire building assists individuals on moving towards resiliency and healing.
Arroyo Village is a transit-oriented development with the Knox Court light rail station directly adjacent to the property. The project replaced an outdated homeless shelter, as well as 27 units of workforce housing. Arroyo Village increased density in a rapidly changing community to protect a city-close neighborhood. It is situated just north of Lakewood Gulch, offering opportunities for healthy living, as well as incredible bike access to downtown Denver. Arroyo Village is also situated across the street from the newly renovated Paco Sanchez Park, offering incredible amenities to the families making a home at Arroyo Village.
Financing included a Freddie Mac Tax Exempt Loan in conjunction with 4% low income housing tax credits and State of Colorado tax credits, and other soft sources from the City of Denver, State of Colorado Division of Housing, Federal Home Loan AHP, and sponsor fundraising loans. Arroyo Village was the first project in the state of Colorado to construct a Community Service Facility as defined by the IRS to allow for the building of the shelter to be in basis.
